David has worked as a property Investment adviser, property consultant, buyer agent & valuer to private clients, financial planners, accountants, finance brokers and various government entities since 1999. He has been involved in more than $1b worth of transactions across Victoria, New South Wales, South Australia, Western Australia & Queensland.
Since 2009, David has been specifically focused on helping medical professionals, expats, business owners and busy executives build effective property portfolios.
David is a fully licensed real estate agent in Victoria, South Australia, Western Australia and Queensland (CEA), Certified Practicing property Valuer (CPV), Qualified Property Investment Advisor (QPIA) and most importantly is an active property investor. David joined the Australian Property Institute in 2001 and is now an Associate (AAPI) and in 2009 became a member of the Real Estate Institute. David currently sits on the board of Property Investment Professionals of Australia (PIPA) to promote ethics in the property investment industry.

Phillip’s career has been built on meeting the needs of a special group of people. Invariably they are medical professionals, farmers, graziers and professionals looking to access good quality advice on property investment as part of a long-term wealth creation strategy.
His clients have built a successful career and are looking for a service that delivers a superior investment experience. He works with them on strategies that improve and enhance their portfolios, including a detailed analysis of their existing properties, recommendations for refurbishment, divestment of underperforming properties and suggested property acquisition.
Phillip has been advising rural clients and rural accounting firms on quality off-farm investments since 2002. Having a rural background himself, Phillip understands the challenges and issues faced by the farming community, particularly the impact that market fluctuations and seasonal conditions can have on their income, and their capacity to invest.
Having been involved in over $800 million worth of property acquisitions, Phillip is well placed to provide investors with advice and support in areas with growth potential in the residential and commercial property markets across VIC, NSW, QLD and SA.
He holds a Masters of Business (Property), a Graduate Diploma in Valuations, a Qualified Property Investment Advisor (QPIA), and is fully licensed under the Real Estate Institute of VIC and NSW.

Michael contributes to clients’ financial growth and independence through soundly researched, data-driven property market analysis.
His deep interest and aptitude for analysing data and trends in real estate allows him to present cohesive and comprehensive insights to clients looking to secure financial freedom through property investment and the establishment of a solid real estate portfolio.
With interests in Performance Property Advisory, along with a number of property focused businesses including major national investment property portal and property research provider Performance Data, he is fortunate to be able to combine his lifelong interests in property, data, and knowledge sharing.
He studied his Bachelor of Information Technology at Federation University Australia, he holds an Agent’s Representative Licence and is an active property investor with over 10 years in the real estate industry working alongside some of the most prominent buyer advocates in Melbourne and Sydney.

Heath leverages 15+ years experience as a Certified Practising Valuer (CPV) and property consultant to source, negotiate and acquire blue chip residential, commercial and industrial properties on behalf of clients looking to create or expand their property investment portfolios and maximise their return on investment. Heath has developed an extensive range of experience in negotiation, valuation and consultancy of all types of property specialising in inner urban residential, retail / commercial properties, in-fill development sites and various specialised property types namely; shopping centres, hotels, pubs (gaming venues), child care centres, service stations, telecommunication facilities, fast food outlets, medical centres and supermarkets.
Using a research driven methodology and an extensive network of contacts in real estate, Heath works with professional clients and their financial advisers to establish long-term strategies for wealth creation with property as the primary vehicle. Heath has a thorough knowledge of the Australian property markets, focusing on acquiring undervalued properties with genuine strong capital growth and rental return potential.

With close to 20 years’ experience as a fully licensed property specialist – including project marketing, residential sales, buyers’ advocacy and development, Ramon’s intimate market knowledge combined with his ability to interpret complex client briefs, offer educated advice and deliver tailored solutions for his clients, positions him as a key asset to the Performance Property team.
Additionally, having completed postgraduate studies in counselling and psychotherapy, Ramon’s exceptional interpersonal skills, intuitive intelligence and positive attitude results in his clients investing their full confidence in him knowing he will deliver outstanding results throughout the property negotiation and acquisition process.

Senior Commercial Acquisitions Advisor
As Head of the Commercial Acquisitions and Advisory Services Division at Performance Property Advisory, Jonathon's primary roles include providing specialist market leading services, assisting clients in pre purchase/ acquisition advice; sourcing, negotiating and acquiring services; disposal advice; rental negotiations and tenant advisory services. Leveraging from over 18 years in the Property Industry, Jonathon specialises in Retail, Commercial and Industrial asset classes.
His key responsibilities further include the provision of services that address the specific requirements and goals of each client in a professional manner; Advisory services providing specialist knowledge for a range of private investors, syndicates, and local developers; and maintains accessible and prompt communication with all clients.
Greg spent 14yrs as a professional sportsman and his involvement in the competitive sports industry like the AFL has taught him many things. Not least of which is reward for hard work, the importance of strong leadership, honesty, a social conscience and a commitment to achieving results. From that grounding he successfully ran his own building company, which to this day can assist clients with pre purchase analysis of renovation/refurbishment scope and feasibility as well as development projects.
Greg is passionate about providing clients with the right ‘research based‘ advice, particularly young athletes; while devoting their life to the sport they seek excellence, they need their investments to work as hard as they do. With an understanding of the precarious nature of professional sport and considering the career ‘life span’ of most athletes is relatively short, he is determined to guide their property investments in the right direction. It's also his love for mentoring and supporting AFL talent that has seen him perform as Ruck Coach at the Melbourne Football Club for 4 years.
Group Executive Assistant
Melinda Pantelis is The Performance Property Advisory Group Executive Assistant and supports the directors in key client relationship and portfolio management. She also supports in scheduling all consultations, travel coordination, documentation management and events.
Melinda holds an Adv. Dip. in Tourism Management and has gained an array of experience in various industries in her 20 year career. She is also a qualified Personal Trainer and has a passion for boxing and nutrition.
Senior Acquisitions Consultant
David joined Performance Property Advisory after more than a decade of successfully investing and developing residential property. In his 20’s David followed his passion for Motorcycle racing and owned a retail store which provided the cash flow to build his portfolio.
David’s first hand experience ensures he is well placed to assist clients on building a successful portfolio. David has had a lifetime of experience dealing with clients and tailoring solutions to meet their needs. Customer service and client satisfaction has been, and still is the cornerstone to Davids approach

Francisco’s role at Performance Property Advisory is to assist the acquisitions team with their property based administrative functions, from property sourcing to property purchase.
He is responsible for supporting the pre-purchase process, coordinating the purchase and post-transaction process, conducting research on existing portfolios, and generating new business.
Francisco has had lifelong exposure to construction projects thanks to a family involvement in property development and he has a natural eye for design and creating spaces for different lifestyles.
He prides himself on being an enthusiastic, confident, and goal oriented individual.
Outside of his passion for property, Francisco is an accomplished tennis and soccer player, fluent in Spanish and English and developing competency in Mandarin.

Tomas works alongside Phillip, James, William, Belinda and Anh, and is responsible for managing the transaction process. Specialising in the residential sector and applying national market knowledge, Tomas is able to source, negotiate and acquire residential assets in line with Performance Property Advisory's countercyclical investment model. In addition, Tomas meets clients' needs to establish long-term wealth creation strategies by identifying their goals and assessing appropriate solutions. Being a Qualified Property Investment Advisor (QPIA), Tomas provides detailed advice that informs clients on the fundamentals of property investment, including identifying growth suburbs and regions; demographics and employment rates; proposed infrastructure developments and other aspects that contribute to a positive return on investment. Tomas also completed his Bachelor and Honours of Property and Valuations at RMIT and is a member of Property Investment Professionals of Australia (PIPA).

Senior Acquisitions Consultant
Whilst working in Real Estate for 5 years, including one year as a Real Estate workplace trainer, Paul has developed a deep understanding of property sales and property management systems and processes. Following this, Paul started his own business in 2008. He grew it from a sole-operator to an award winning company, servicing over 500 SME and government clients nationally, and managed it through its acquisition in 2016.
Paul has maintained a long interest in property and has been investing since he was 19 years old. He continues to develop his property portfolio using the same methodology available to Performance Property Advisory clients.
Paul holds qualifications in Real Estate, Property, Building and Construction, Project Management, Information Technology, and Workplace Training, and keeps his knowledge current through formal and informal education. He is currently completing his final subjects for his Master of Property at RMIT. Paul is committed to professional standards and ethics, and is a member of the Australian Property Institute (API), Royal Institute of Chartered Surveyors (RICS), and Project Management Institute (PMI).

James started with Performance Property Advisory while completing his Bachelor of Property/Commerce with a major in Financial Planning at Deakin University.
James' sound grasp of property and investment fundamentals, along with his passion for the industry sees him work closely with the Directors of the Residential Acquisitions Team at PPA, with key responsibilities including property sourcing and pre-purchase due diligence and analysis. His attention to detail and knowledge of national markets allows James and PPA’s senior staff to provide up to date information to PPA’s broad network of clients looking to create wealth through property.

Positioned within the acquisitions team, William contributes to the obtainment of investment opportunities by discovering and evaluating prospective properties for clients.
Ensuring thorough due diligence is instigated with each property, William also assists in the annual valuation of our clients’ property portfolios. This includes an analysis and assessment of the growth of each investment and their overall impact in our clients’ wealth.

As an Associate Property Consultant within the acquisitions team, Aiden is instrumental in sourcing, inspecting and evaluating prospective properties for clients.
Ensuring thorough due diligence is instigated with each property, Aiden has a good eye for detail and a solid understanding of what constitutes and investment grade asset. Aiden is also an expert negotiator and is a regular and successful bidder at auction for our clients.

Joining the Acquisitions team at Performance Property Advisory, Anh's responsibility is to ensure all due diligence works are completed on investment opportunities so that our clients are informed and satisfied with their investment decisions. Anh also conducts annual evaluations on client portfolios as part of the company’s advisory services. With a Bachelor's degree in Banking and Finance and a Master's degree in Property Valuation, she enjoys research and analytical tasks, especially within the Real Estate industry.
Anh is an Agent Representative and a Provisional member of the Australian Property Institute, working towards her Certified Practicing Valuer qualification.
Client Relationship Manager
Belinda Barbanti is Performance Property Advisory’s Client Relationship Manager and EA to Director Phillip Almeida. She assists the property management and acquisitions teams with co-ordinating the post-transaction process, renovations, maintenance, leasing, and client liaison.
Belinda is a certified agent’s representative, having a background in Property Management and Property Administration.
In her role, Belinda is instrumental in the post-transaction process ensuring timely settlements and letting, plus managing any refurbishments or maintenance items prior to tenanting the properties to ensure maximum demand from the rental market.
Client Relationship Manager
Laree is one of Performance Property Advisory’s Client Relationship Managers and assists the property management and acquisitions teams with co-ordinating the post transaction process, leasing, and client liaison.
In her role, Laree is instrumental in the post transaction process ensuring timely settlements and letting, plus managing any refurbishments or maintenance items prior to tenanting the properties. Laree's 10 years experience in property management gives her an exceptional understanding of rental markets and how to get the most out of Performance Property Advisory clients' portfolios.

Senior Research Analyst
Sharon heads up the research division at Performance Property Advisory. As part of our ongoing service to clients, Sharon provides contemporary advice in a range of areas, including growth suburbs and regions, demographics and employment rates, proposed infrastructure developments and other aspects that will contribute to a positive return on their investment.
Sharon is responsible for the aggregation of economic and property data sources, as well as deep analysis of the data to provide quarterly reports on each capital city of Australia. These reports identify between 5 and 8 submarkets in each capital city, and provide an opinion as to the short term performance of each submarket. This information is vital for clients to maximise the performance of existing assets, and also for selection of new blue-chip investment locations.
Passionate in market analysis and critical thinking, Zachary is one of our research analysts who works closely with Sharon in the area of property market and economic research and analysis.
With a foundation of a Bachelor of Environments, majoring in Property at the University of Melbourne, Zachary is responsible for analysing and aggregating data involving demographics, government infrastructure activity, as well as property market trends in our regional and capital cities. His strong interest in property analysis enables him to formulate comprehensive graphical trends that are utilised by our investment teams to determine new investment opportunities.

Being involved in the Melbourne property market since 2001 has given her a unique insight into the local real estate landscape and the role that property acquisition plays in wealth creation.
She enjoys forging long term productive relationships with clients, understanding their expectations regarding the management of their properties and partnering with them to achieve these goals.
